One party for the whole complex
With communal heating one party stops at the substation and the other starts at the heat interface unit. In between falls the fault nobody picks up. We do both sides: the district heating substation and the secondary circuit in the building, and the heat interface unit, the radiators, the underfloor heating and the thermostat in the dwelling. For you that means one point of contact, one set of records and no discussion about whose link it is.
Faults: the resident calls us
Your residents report directly to us, 24 hours a day, also at weekends and on public holidays. We ask the questions, assess the urgency under the Dutch Heat Act and send an engineer who knows the unit type. You do not need to sit in between, and afterwards you see exactly what was reported, when someone was there and what was done.

Maintenance and condition of the substation
The district heating substation feeds the whole complex; if it fails, everyone is without heating. We maintain exchanger, pumps, fittings and controls, plan the work outside the heating season and deliver a condition assessment with replacement advice, so you can plan and budget replacements instead of having to suffer them.
Heat interface units: maintenance and replacement
We maintain heat interface units of every make, even when several makes hang in one complex, and we replace them when they reach the end: one by one on failure, or as a project per complex, with or without new pipework. For a project replacement we arrange the appointments with the residents, so you only need to make the announcement.
Radiators, underfloor heating and thermostats
The resident's complaint is rarely about the substation. It is about a cold bedroom, a ticking radiator or a thermostat nobody understands. We solve that too: balancing, bleeding, replacing and explaining in plain language, so the resident does not have to call again.
Reporting for the board and the managing agent
We record every report, every visit and every action. That gives you, per complex, insight into which units and which installations cause the most faults, and evidence for the meeting in which maintenance and replacement are decided. If you work with your own system, we work in it.

Can residents report directly to you?
Yes, 24 hours a day. We assess the urgency, schedule the engineer and record every step. You keep control and see afterwards what happened.
Who pays for maintenance of the heat interface unit?
That depends on the ownership: with a heat supplier the unit is usually part of the supply agreement, with a communal system of your own the owner or the owners' association pays. We can often tell from the unit type how it is arranged, and we record it at the start.
Do you also do the district heating substation?
Yes: maintenance, call-out service and a condition assessment with replacement advice. Those who place both the substation and the units with us have one party for the whole complex.
Can you replace the heat interface units of an entire complex?
Yes, as a project: one by one on the existing bracket, or with new pipework. We make the appointments with the residents and commission every unit after installation, with a report per dwelling.
What does the board get back?
Records per report and per complex: what was reported, when someone was there, what was done and which parts were used. With that you substantiate maintenance decisions and answer residents' questions.
