Replacing heat interface units

A heat interface unit lasts fifteen to twenty years. After that, replacing is cheaper than repairing. SVS Warmteservice replaces heat interface units one by one following a fault or as a project across a whole complex, makes the appointments with the residents and commissions every new unit.

When replacing is cheaper than repairing

A heat interface unit nearing the end of its life announces itself in advance: the heat exchanger fouls up, the controller drifts out of adjustment, parts are no longer available and the number of faults per dwelling rises. From that point maintaining costs more than replacing, and it costs resident satisfaction as well.

Our fault records show, per complex, which unit types cause the most reports. That is the evidence with which you can plan and budget a replacement instead of having to suffer one.

Three ways of replacing

Which form fits depends on the existing connections and on the condition of the pipework. We establish that per complex during the survey beforehand.

  • One for one on the existing bracketThe new unit goes in the place and on the connections of the old one. The quickest form, and the one with the least disruption for the resident
  • With new pipeworkIf the new unit does not fit the existing connections, or the pipework is due for replacement, we make that up again, including the bracket and the fixing materials
  • A single dwellingWhere a fault is no longer worth repairing, we replace the unit during the same visit or at an appointment shortly afterwards

How a project replacement runs

A replacement in occupied dwellings has six steps. The first two are yours, the rest are ours.

  • Survey beforehandWe look at the situation in a number of dwellings and establish which form of replacement fits
  • AnnouncementThe client informs the residents; we then make the appointments with the residents ourselves
  • DeliveryThe heat interface units, brackets and gaskets are delivered to an address we specify or to the plant room of the complex
  • ExecutionSeveral dwellings per engineer per day, depending on the form of replacement and on how accessible the meter cupboard is
  • CommissioningEvery new unit is tested, sealed and reported
  • HandoverA report per dwelling with the serial numbers of the unit and the heat meter and the meter readings

We leave the old units in the plant room, unless removal has been agreed.

We make the appointments with residents ourselves

With a replacement in occupied dwellings the scheduling is the hardest part. We take that over: after your announcement we make the appointments with the residents, keep track of the route and rebook the dwellings that do not answer the door. An appointment where nobody is at home we fill, wherever possible, with another address in the same complex.

What is ready after the replacement

We commission every new unit to a fixed protocol: hot water, heating, cooling where present, leak check, settings, heat meter and sealing. You receive a report per dwelling with the serial numbers and the meter readings, so that the link between dwelling, meter and consumer is correct in your records. Does SVS supply the heat interface units?

We can, but it is not necessary. Many clients supply the units themselves, because they have their own arrangement with the manufacturer. If you supply them, we receive the units, the brackets and the gaskets at the agreed address. If SVS supplies them, we advise independently of any make on what suits the installation and the network.

Frequently asked questions about replacement

How many heat interface units do you replace per day?

That depends on the form of replacement. One for one on the existing bracket is considerably quicker than a replacement with new pipework. During the survey beforehand we establish the rate and calculate the lead time of the project.

Who informs the residents?

The announcement comes from the client; the client knows the residents and has the right tone. After that we make the individual appointments, keep the schedule up to date and rebook dwellings that do not answer the door.

Do the residents have to be at home?

Yes, the meter cupboard has to be accessible. An appointment where nobody is at home we fill, wherever possible, with another address in the same complex; if that is not possible, we charge for the time reserved.

What happens to the old heat interface units?

We leave them in the plant room of the complex, unless it has been agreed that we remove them. We arrange that beforehand, so that no uncertainty arises about it.

Is the new unit commissioned as well?

Yes. Every new unit is tested, balanced, sealed and reported, with the serial numbers and the meter readings per dwelling.
